Platinum exchange process

We help you from start to finish – looking after the property until it's sold and getting you full market value.

1 Reservation

Choose your new home and pay the reservation fee.

2 Valuation

We instruct three local estate agents to prepare a detailed valuation of your current property.

3 Confirmation

We discuss the valuations and mutually agree a sales strategy. At this point your solicitor will be instructed from our approved panel to commence the legal work.

4 Marketing

Two estate agents are instructed as detailed within the sales strategy and marketing commences.

5 Exchange & Completion

Exchange of contracts takes place promptly, even before your old property has been sold – you move into your new home without having to pay for it at this stage! Platinum Skies takes ownership and responsibility for your old property.

6 Settlement

Your old property is sold without you having to worry or chase agents or solicitors. The purchase price of your new home is paid from the proceeds of the sale and the balance returned to you.

What is shared ownership?

When you buy a Finch House property, you can choose to purchase a share - typically 50% - and then pay rent on the remaining share. This can be paid from your pension or by investing spare capital from the sale of your current home. And because you only pay for a portion of your new home’s full market value, you can use the capital you free up for the things that matter most, like looking after yourself and your loved ones. Most importantly, you retain ownership of the property, so you’ll still benefit from a secure asset, and the value of the property could appreciate over time. This is less ‘shared’ ownership and more ‘smart’ ownership.

What is part buy part rent?

Also known as shared ownership, it’s a flexible and affordable alternative to outright purchase, with all the benefits of ownership. You purchase a share in the property and pay rent on the part you don’t own. This can help you to unlock money from your old home to support you now and in the future.

Will I own my retirement apartment if I purchase through shared ownership?

Properties at Finch House can be purchased on a shared ownership basis so that you would own the proportion of your home you choose to buy.

How much rent will I have to pay if I part buy, part rent, and how will that change over time?

Our rental prices are set in accordance with Government guidance and are based on the percentage you own. There will be an annual rent review on the date specified in your lease, which will be indexed to movements in the Retail Price Index (RPI). No matter what happens with inflation, rent increases are capped and will not rise by more than 6% per annum.

What is part exchange?

Part Exchange enables you to secure your new home even before you have a buyer for your old property. We will sell your existing home for you, whilst you get settled into your new home. Once your previous property is sold, the balance is returned to you.

Do I have to worry about managing the sale of my old home?

With Part Exchange, we will manage and look after the process of selling your current home from start to finish. We will get full market value for your property, and will take care of dealing with estate agents, solicitors and buyers for you, so you don’t have to worry.

Do I have to wait for my old home to sell before I can move in?

One of the benefits of Part Exchange is that you could secure your new home at Finch House, and move in quickly before your old property is sold, knowing that we will take care of everything. No delays, no worries about finding a buyer. We’ll even take care of the packing, removals, and unpacking.

What happens when my old property is sold?
